Hanley Investment Group Arranges $4.6 Million Sale of AutoZone And Dollar Tree Property In Victorville
VICTORVILLE, Calif. (VVNG.com) — A two-tenant retail investment property occupied by AutoZone and Dollar Tree at a Stater Bros.-anchored shopping center in Victorville has sold for $4.6 million.
Hanley Investment Group announced it arranged the sale of the property at 13720 Bear Valley Road. The seller, a private investor based in Los Angeles, was represented by Executive Vice Presidents Bill Asher and Kevin Fryman.
“We generated multiple qualified offers and secured a highly experienced institutional buyer,” said Asher. “Demand for essential-retail assets remains strong, particularly for well-located buildings with long-term leases and national credit tenants. This property offered a rare combination of investment-grade tenancy, new 10-year leases, and adjacency to one of the top-performing Stater Bros locations in the chain.”
The 19,300-square-foot building, formerly occupied by Rite Aid, was renovated in 2024 and sits on a 1.90-acre parcel. The property is fully leased to AutoZone and Dollar Tree under new 10-year triple-net leases.
According to Hanley Investment Group, the shopping center reports approximately 1.3 million annual visits and ranks among the top 9% of Stater Bros. locations, based on data from Placer.ai. The property is located at the signalized intersection of Bear Valley Road and Amethyst Road, which carries approximately 59,000 vehicles daily, and serves a trade area of more than 195,000 residents within a five-mile radius.
The center is surrounded by national and regional retailers, including Walmart Supercenter, Home Depot, Lowe’s, Kohl’s, Hobby Lobby, Michaels, Best Buy, dd’s Discounts, Ross Dress for Less, Grocery Outlet, PetSmart, Planet Fitness, Sprouts Farmers Market and El Super.
The property also benefits from its proximity to Victor Valley College, The Mall of Victor Valley and Desert Valley Hospital, which Hanley Investment Group said helps support long-term consumer traffic and retail demand.
“This sale reflects the continued investor appetite for daily-needs retail in high-growth Inland Empire markets,” said Fryman. “Victorville’s strong population growth, expanding logistics employment base, and limited new retail construction continue to support stable occupancy and long-term tenant performance.”
According to the company, AutoZone operates more than 7,700 stores across the United States, Mexico and Brazil, while Dollar Tree operates more than 9,200 stores throughout the United States and Canada. Hanley Investment Group said both retailers are considered investment-grade tenants with long-term stability, contributing to the property’s investment appeal.
