HESPERIA, Calif. (VVNG.com) — Desert land that sits near the Mojave River Bed has been graded, and construction is expected to begin in the near future.
NAI Capital completed the sale in the summer of 2019 and the new owner is developing the property into a new shopping center and has already secured ALDI as the anchor tenant.
The 11.72 acres of land carried a $3,095,000 price tag, or $264,078 per acre, and sits in a unique location in Hesperia, bordering the town of Apple Valley and the city of Victorville.
The property is located on Bear Valley Road in a central location across from Victor Valley College surrounded by new retail developments including Best Buy, Home Depot, Lowe’s, Target, Winco Food, and other national retailers.
In addition to Panera Bread and AutoZone. The developer is also working to bring other tenants to the project.
“This is an outstanding development opportunity for the new owner. The major challenge to this project was assisting the developer to obtain a sewer hookup from a County operated facility in City of Victorville to City of Hesperia, which we were able to accomplish,” stated Mehdi Mostaedi, Executive Managing Director with NAI Capital’s Victorville office.
With approximately 71,042 cars already traveling on Bear Valley Road per day, that number is expected to increase with the new development, therefore work to the infrastructure of the road is planned to take shape at surrounding intersections.
This location will be the second ALDI to open in Hesperia in less than half a decade. The first location was opened on Main Street and Escondido Avenue in September 2017, according to a previous VVNG article.
